Out on the acreage
Plenty of country homes around Alvin heat with propane, pull water from a well and drain to a septic tank. That changes how we set up a system. Condensate gets its own discharge point. Propane furnaces get a regulator and gas-pressure check each fall, a step natural-gas furnaces in town never need. If a new condenser shares a circuit with the well pump, we check the disconnect box and fuse rating before it gets power.
Heating season is short here, November through February. Cooling season is long, and the dust off tractor traffic and hay barns loads up ductwork faster than town air does. When we clean ducts on these properties, we photograph what comes out so you can see it.
Shops and garage conversions come up constantly. A mini-split for an outbuilding gets sized for that building alone.
Downtown's older houses
In-town Alvin is mostly 1950s through 70s construction. A lot of these houses still run on their original ductwork, with a mechanical closet built around a much smaller unit than anything sold today. When the back rooms run warm, the ducts are usually the cause. We measure static pressure before we quote a thing, and we work around the old framing without tearing it up.
Heritage Oaks, Sterling Lakes and the newer builds
The subdivisions north of town went up from the 2010s on. Builder-grade variable-speed equipment in these homes tends to throw blower motor faults earlier than it should. Drain lines laid with too little slope clog, and that's a quick clear on a service visit ($150 to $250), free if we find it during a tune-up. When a room in Mustang Crossing or Kendall Lakes won't cool, balancing the ducts fixes it more often than new equipment does.

I live out on acreage past the city limits. Do I wait longer than people in town?
No. Rural addresses east and south of Alvin are part of the normal route, and in spring and summer most calls get a tech the same day. From our shop in Pearland it's about 20 minutes down Highway 35.
Can you keep the AC drain out of my septic tank?
Yes. Condensate goes to its own discharge point, away from the septic field. If an earlier installer tied it into the tank, we move it.
My downtown house still has a 1960s-era closet and old ducts. Is the system worth fixing?
Often it is, if the equipment is sound. A capacitor or contactor and a refrigerant check can keep an older unit going a while longer. Tight closets don't bother us. Downtown Alvin is full of them.
Do you work on mini-splits in shops and garage conversions?
All the time. Workshops, hobby rooms and converted garages are a steady part of the Alvin route, and we carry mini-split parts for them.
Who pulls the permit out here, the city or the county?
It depends on the address. Inside city limits it goes through the City of Alvin. Out on the county roads it's Brazoria County. We pull it in both cases, under Texas license TACLA32678.
What does it cost to have someone come look at it?
The diagnostic is $99, or $79 if you're new to us, and it's waived when you approve the repair. There's no trip fee for rural addresses.
