A furnace that was sized right the first time.
A lot of furnace trouble in Pearland goes back to a unit that never fit the house. It was too big or too small, or it sat behind ductwork that could not move the air it made. We start with a Manual J load calculation and check every supply and return. The quote names the exact model and its AFUE rating, with nothing vague on it.
- Manual J load calculation
- Factory-trained installers
- 10-year parts warranty
- No pressure quotes
What's included with furnace installation
Swapping the box is the easy part of a furnace install. Here is the rest of the job in a South Houston house, the part that decides whether it runs 20 years or starts leaking heat in five.
Manual J load calculation, room by room
We measure square footage and window glass and check the insulation. Air leakage and the ductwork go into the math too. That gives the BTU load the house actually needs. The size of the old unit is only a starting point, and a lot of the furnaces we pull out in Pearland were oversized.
Ductwork inspection and static pressure test
A 100,000 BTU furnace cannot do its job through ducts that are small, leaky or crushed. We measure static pressure on the existing system before quoting, so any duct work shows up on the quote before the new furnace goes in.
Equipment match, in writing
Before you sign you see the model number, AFUE and BTU output, plus the blower type and warranty terms. We quote two-stage and modulating gas furnaces from Trane and Goodman.
Combustion safety and code compliance
The vent pipe is sized to the furnace and combustion air is verified. Gas pressure is set with a manometer. Then we test CO at the registers and at the flue, and the install is built to code for the city inspection.
Manufacturer parts warranty plus our parts and labor warranty
Registered Trane and Goodman furnaces carry a 10-year manufacturer parts warranty. Our own 12-month parts and labor warranty covers the install, and extended labor coverage is available at additional cost.

Signs your furnace is ready for replacement
Once a furnace shows several of these, another repair usually buys less time than it costs.
- Furnace is over 15 years old
- Repair quote is more than half the cost of a new system
- Cracked heat exchanger confirmed by camera or CO testing
- Rooms in the back of the house never get warm
- Gas bills have climbed every winter for the last few years
- Furnace short cycles or runs constantly without reaching the set point
- Yellow flame, sooting, or visible rust on the burners
- You can hear the furnace from every room in the house
- Single-stage system in a home where you want even temperatures
- Older unit rated below 80 percent AFUE
How a visit works
Five steps. No surprises. Same on your first call as your fiftieth.
-
In-home assessment, free
A comfort advisor walks the house, takes Manual J measurements and looks at the ductwork. Plan on about an hour, with no sales pitch at the end.
-
Written quote, two or three options
Each option lists the model number and its BTU and AFUE ratings, plus the staging and the warranty. It is texted within one business hour, and you take your time deciding.
-
Permit pulled, install scheduled
We pull the City of Pearland permit, or the one for your city. A like-for-like furnace swap is one day. Ductwork or gas line changes add a second.
-
Install day
Floors get covered and the old unit comes out. The crew sets the new furnace and connects gas and electrical, then checks the venting and combustion air. A manometer goes on the gas valve and an analyzer on the flue before it is commissioned to the manufacturer spec.
-
Walkthrough and warranty registration
We register the furnace with the manufacturer that day. You keep a folder with model and serial numbers, the permit and the commissioning report.
- $99 Diagnostic visit ($79 for new customers), waived when you approve the repair
- Free In-home estimates on new systems
- Same price Nights, weekends, and holidays. No overtime fees.

Frequently asked
How much does a new furnace cost in Pearland?
For a home around 2,000 square feet, installed prices run from about $4,200 for a single-stage 80 percent Goodman up to around $9,800 for a high-efficiency variable-speed Trane. A two-stage furnace, the one most homes end up with, runs $5,200 to $7,200. Furnaces 20 years or older often need venting or flue updates, which add $300 to $800.
How long does a furnace last in Pearland?
A long time, with yearly maintenance, because it only runs on cold days. Salt air closer to Galveston Bay shortens that. Here, heat exchangers are more likely to fail from corrosion than from hours of use.
Should I get a single-stage, two-stage, or modulating furnace?
Single-stage is fine for a small, tight house on a budget. Two-stage runs longer and quieter on its low setting, which evens out the cold rooms. Modulating is the smoothest of the three and pairs best with a variable-speed blower and a smart thermostat.
Do I need new ductwork with a new furnace?
Sometimes. We measure static pressure before we quote, and if the ducts are small or leaky enough to choke a new high-efficiency furnace, we say so. Plenty of homes keep their existing ducts.
What AFUE rating should I get?
The current minimum for a new gas furnace is 80 percent AFUE. We install 80 percent units and 95-plus units. A 95-plus furnace vents through sealed PVC and pulls extra heat out of the exhaust, so it burns less gas. Whether that saving is worth the higher price depends on your venting, the size of the house and how long you plan to stay.
Do you handle the permit?
Yes. We pull the City of Pearland permit, or the one for your city, and the inspection happens after install. We can be there for it. An unpermitted furnace install can cause problems at resale and with insurance.
Are there rebates or financing?
CenterPoint Energy rebates start at $200 on qualifying high-efficiency equipment, and some high-AFUE furnaces qualify. Promotional financing options are available through Wells Fargo, Aqua Finance or Microf, subject to approved credit. We put what applies to you on the written quote.
Can you install a heat pump instead?
Yes. A heat pump with electric backup heat works well in a lot of Pearland homes, especially when the gas line is far from the air handler or you want one system for both heating and cooling. We will price both on the same quote. Our blog post on <a href="/blog/heat-pump-fit/">whether a heat pump fits your Houston home</a> walks through the operating costs and the cases where keeping gas is the better call.
