Heat that's ready when you need it.
A Pearland heating system sits idle most of the year. On a furnace, dust settles on the burners and the flame sensor gets coated. Heat pumps have their own list: defrost controls, backup heat strips, the reversing valve. A fall tune-up for either one is $99 and takes about an hour. It catches the problems that would otherwise show up as a no-heat call at 11 PM in January.
- Pre-season inspection
- Combustion safety test
- Clear Advantage available
- CO testing included
What's included with heating maintenance
Furnace or heat pump, the heating tune-up covers four things. Gas furnaces also get the full combustion analysis described on our furnace maintenance page.
Heat exchanger inspection
On a gas furnace we look for cracks by eye and with a borescope camera. A cracked heat exchanger can leak carbon monoxide into the house, so this check happens on every furnace visit.
Combustion analysis
Gas pressure is measured and the draft verified. CO gets tested at the registers, and each reading goes into your written report.
Component testing
The tech cleans the flame sensor and tests the igniter while the blower amp draw is measured. On a heat pump he runs it in heat mode and forces a defrost cycle, then checks the backup heat strips.
Written safety report
You get photos and measurements, with anything borderline marked. Nothing on the report has to be fixed that day.

What Pearland neighbors are saying
"Elias came out for our spring tune up. He was professional, knowledgeable and quick. We have used Clear the Air since winter of 2018, we had 1 issue that they resolved quickly and we couldn't be more pleased."
"Clear the Air Robert Britt and Angel Garza did a great job checking and repairing our heater and air conditioner. They were friendly, courteous, and extremely knowledgable about our AC and heater systems. They did a very thorough check of our system and a quick minor repair."
"Jacob was our most recent tune up service man. He did a great job of going over his review and recommendations. We added some key components that should improve life of unit. No surprises. Thanks Jacob."
Frequently asked
How often should I have my furnace tuned up?
Once a year, in the fall before the first cold snap. A Pearland furnace sits unused most of the year, collecting dust and sometimes a mouse nest. An October tune-up finds that before January does.
What's included in a heating tune-up?
On a furnace, a heat exchanger inspection with a borescope where we can reach, plus gas pressure, draft and CO readings. The tech also cleans the flame sensor and tests the igniter, measures blower amp draw and calibrates the thermostat. You get a written report with photos.
How much is a heating tune-up?
A heating tune-up is $99. Clear Advantage members pay $25 a month, which covers the fall heating visit and the spring AC visit on every system in the house.
When's the best time to schedule?
October through mid-November, before the first cold snap fills the schedule with no-heat calls. We hold maintenance slots open through the season, so a later booking still works.
Does maintenance really matter?
Yes. Regular maintenance helps protect your manufacturer warranty and catches small problems early. On a gas appliance, a yearly CO check is the main reason to do it.
Can you tune up a heat pump?
Yes. A heat pump is the same equipment as an AC running in reverse, so the visit looks a lot like an AC tune-up. We check it in both cooling and heating modes, then test the reversing valve and the defrost cycle.
