Subdivision systems sized for code
Much of what used to be farmland here is now Sierra Vista, Sterling Lakes, Highland Glen, Suncreek Ranch and the Caldwell Ranch buildout. A lot of those systems were sized to pass the energy code on the cheapest install the builder could get. Ductwork is small for the real load. Within a few summers, many can't hold the thermostat setting on a 100° afternoon.
Our first step is measuring what the equipment delivers against what the house needs. Usually the fix is ductwork. Sometimes it's capacity, or both. Repairs on these young systems tend to be condensate drains installed without enough slope, ECM blower motors failing at three to seven years, and capacitors, with an R-410A leak now and then.
Open prairie, no shade
Most of the new Rosharon subdivisions have almost no mature trees. An outdoor unit on an exposed lot takes full afternoon sun from May through September, and on builder-grade equipment the coil fins show heat damage years before the unit should be worn out.
Two things help. A small shade structure on the southwest side, kept far enough away that it doesn't choke airflow. And a coil rinse every year. When it's time to replace, better equipment with coated coils holds up to the sun longer than builder grade does.
Out on the county roads
Along CR 48 and FM 521 there are still working farms and big-lot homes. Duct runs are long and cross unconditioned attics. Heat might be propane. The water might come from a well. Many properties also have a shop building that a mini-split keeps usable in July.
Acreage homes pull in more dust than subdivision homes. Filters load faster, and coils want cleaning more often. Duct cleaning comes with before-and-after photos, and the dryer vent can be done on the same trip. A whole-home dehumidifier can rescue a house whose system was undersized from the start.

Why does my Sterling Lakes or Sierra Vista house fall behind when it's over 100 degrees?
Usually because the system was sized to squeak past code. It keeps up at 90 degrees and loses ground above 100. A bigger AC is rarely the answer. We measure static pressure first. Resized returns and sealed trunk lines get most of these homes comfortable on August afternoons, with second-floor zoning where the layout calls for it.
Can you work on propane heat and a house on a well?
Yes. Propane furnaces, a well at the meter, a mini-split for the shop building are regular work for us out here. You get a written quote with photos before anything is replaced.
Is geothermal worth it on a Rosharon acreage lot?
It can be, on the bigger lots along CR 48, FM 521 and the smaller county roads, where there is room for a horizontal loop. We install Bosch geothermal. The federal credit ended for installs completed after 2025, so the case now rests on operating cost plus any rebates that may apply, and we show that math on the quote. We look at the lot and soil first. If they won't support a loop, we tell you.
Do you charge extra for acreage or a long driveway?
No acreage surcharge, however long the driveway. The diagnostic is $99, or $79 for new customers, and waived when you approve the repair. Capacitor $180 to $320. Contactor $190 to $280. Condensate drain clear $150 to $250. Refrigerant leak search and recharge $350 to $650.
Replacing a Rosharon system
Every quote starts with a Manual J load calculation. A shaded farmhouse and an exposed two-story on open prairie can need very different equipment at the same square footage. A complete 3-ton system runs $8,900 to $21,500 depending on the tier, and electrical work can add to it. For installs we lead with Trane and Goodman.
Most Rosharon addresses are in unincorporated Brazoria County, so we pull the county mechanical permit. We remove the old equipment, set the refrigerant charge to the manufacturer's subcooling spec and photograph the finished work.
