Sienna's long duct runs
Sienna Plantation is enormous, and its two-story homes share some habits. Duct runs are long and cross unconditioned attics. South-facing walls take hard sun. Tall first-floor ceilings don't trade air with the upstairs the way the builder's load numbers assumed. So the bedrooms upstairs run warm while the AC itself checks out fine.
We size and zone for the house as built. Often that means a separate zone for the second story, a return added where the original plan came up short, and a system sized to run longer cycles at lower stages. In the newer Riverstone builds to the south we also see drains laid with poor slope and ECM blower trouble on builder-grade variable-speed equipment.
Lake Olympia humidity
Lakeside air holds more water than an air conditioner can pull out by itself. The system reaches its temperature setting and shuts off while the humidity is still up. On Lake Olympia and the lakeside Sienna homes we pair the AC with a dehumidifier on its own humidistat, independent of the thermostat. The thermostat can stay at 75 and the house still feels dry. Installed, a whole-home unit runs $2,400 to $3,200 and up.
Quail Valley and Hunters Glen
These neighborhoods date to the 1980s and 90s, and many homes still have their original ductwork. The work is more in the ducts than the equipment. We seal the connections and replace the worst sections, then right-size the system when it's due. Heat here is mostly gas furnaces.
Calls on these streets look like any established suburb. Capacitors on aging equipment, refrigerant work on older line sets, and now and then a compressor conversation ($1,800 to $3,500) on a system at the end of its life. Duct sizing. Sienna's two-story builds came with single-zone systems and second-floor returns that are too small, so the upstairs bakes while the thermostat downstairs is satisfied. Measuring static pressure and rebalancing the airflow fixes it. A bigger condenser won't.
