Indoor Air Quality Testing in Pearland

Find out what is actually in your air.

We test before we recommend any air quality equipment. The test measures PM2.5 and PM10 particulates and VOCs. It also reads CO and CO2 and logs humidity. When there is a reason to, we sample for mold spores too. You get a written report that shows which readings are high and which problems are worth fixing in your house.

What's included with air quality testing

Here is what a residential air quality test in Pearland covers, and how the report comes together.

PM2.5 and PM10 particulate

We take real-time particle counts in several rooms. They show how much fine and coarse dust gets past your filtration. It is the reading that matters most if you live near the refineries or cook a lot.

VOC and formaldehyde

We measure total VOCs and formaldehyde. High readings usually trace back to new flooring or cabinets off-gassing. Fresh paint and an attached garage are the next suspects.

CO and CO2

Carbon monoxide is the safety check, and any reading above zero indoors is a problem. CO2 tells us about ventilation. In a tightly built newer home it can climb by mid-afternoon, and high CO2 is linked to drowsiness and headaches.

Humidity and temperature mapping

Humidity is logged in several spots at different times of day. That shows where moisture collects, which is where mold tends to start.

Mold spore sampling (when warranted)

If we see growth, or have reason to suspect it is hidden, we can take an air sample for an accredited lab. It is not part of every test. We only sample when the readings point that way.

Written report

Each reading goes on a printed and emailed report next to the EPA and ASHRAE comparison ranges. Recommendations are tied to specific numbers, with cost estimates if equipment makes sense.

When testing is the right first step

Plenty of companies sell air purifiers without measuring anything. We measure first, so whatever we recommend matches the problem in your home.

  • Allergy or asthma symptoms that worsen indoors
  • Recent renovation or new flooring
  • A musty or chemical smell that will not go away
  • New or worsening respiratory symptoms in the home
  • Concern about refinery exposure or proximity to busy roads
  • Considering buying or selling a home and want a baseline
  • Smoker or pet odor that you cannot fully clean out
  • Family member with chemical sensitivity or a weakened immune system

How a visit works

Five steps. No surprises. Same on your first call as your fiftieth.

  1. Schedule the test

Plan on 90 minutes to 2 hours on site. We schedule it for a time of day when the house is running normally.

  2. Walk-through and equipment check

A technician walks the home and looks at the HVAC system and ductwork, hunting for likely sources of what you described.

  3. Live measurements at multiple locations

Readings are taken in the living areas and bedrooms. The kitchen and the HVAC return get their own. Mold samples are taken only if warranted.

  4. Written report on your kitchen counter

Your numbers sit next to EPA and ASHRAE recommended ranges, each one flagged by color, with specific recommendations. If we sampled for mold, lab results follow in 5 to 7 business days.

  5. Optional follow-up

If equipment would help, the quote comes with the report. If your air is fine, the report says so.

  • $99 Diagnostic visit ($79 for new customers), waived when you approve the repair
  • Free In-home estimates on new systems

Frequently asked

How much does an indoor air quality test cost?

We quote the test when you book, based on the size of the house and whether mold sampling is likely. Lab samples are priced per sample. Call 281-992-7866 and we will give you the number before we schedule.

How long does the test take?

90 minutes to 2 hours on site for the live readings. Mold lab results, if we sampled, take 5 to 7 business days. Everything ends up in one written report.

Will the test recommend products?

Only when the data supports it. If your readings do not show a problem that a purifier or dehumidifier would fix, we will not recommend one. Some tests end with no equipment recommendation at all.

Is this the same as a home inspection?

No. It is an indoor air quality test only, and structural and plumbing items are outside it. For a full home inspection, hire a TREC-licensed home inspector, and we can refer one we trust.

Can you find hidden mold?

We can flag when hidden mold is likely, for example high humidity in a wall cavity or a musty smell with no visible source. Elevated spore counts are another sign. Confirming where it is usually takes a mold inspector with a moisture meter and an infrared camera, and we can refer one.

Will the report help me prove a problem to my landlord or builder?

It is a documented test from a licensed HVAC company (TACLA32678), and it is reasonable evidence in a maintenance dispute. It is not a legal mold remediation report. For a lawsuit you will want a separately accredited inspector.
