Salt comes first
A standard galvanized condenser doesn't last near the seawall. We've pulled some out after only a few summers. Coil fins go first, and the stamped sheet-metal control housings turn to rust not long after. So on the island we install factory-coated coils and stainless mounting hardware, with corrosion-resistant straps holding the unit to its pad. The coating adds a modest cost over standard equipment, and in our experience the unit lasts years longer for it.
Every island diagnostic starts with a slow walk around the outdoor unit, where we look at fin condition, contactor pitting, water getting into the disconnect and salt etching on the line set before anyone hooks up a gauge. Five minutes of looking says a lot about how much life a Galveston system has left.
Up on the platform
V-zones are FEMA's highest-risk coastal flood zones, and homes in them need their equipment above base flood elevation. Condensers go up on roof platforms or raised stands. The air handler lives in an elevated mechanical room, and every condensate line gets routed away from anything that could flood. We design the system around the elevation before anything else.
Access is its own job. A condenser on a roof platform is never a quick swap, so the ladders and harnesses get planned before the truck leaves the shop. We check the flood map before placing any outdoor unit and pull the City of Galveston or county mechanical permit ourselves.
The island by building type
East End Historic District and the Strand
Victorian-era houses, some with central air added in the 1980s. Tight attics. Plaster walls, and chases that were sized for an earlier generation of equipment than anything we would install today. We run new lines through the chases that already exist and avoid cutting historic plaster wherever we can. Pre-war wiring gets checked before we decide what the house can safely take.
Mid-century ranches: Lost Bayou, off the Seawall, Pelican Island
1960s through 80s homes with original air handlers and creative duct routing. The biggest problems sit upstream of the AC in insulation gaps and undersized returns. We fix those first, then size a matched replacement.
West End beach houses: Pirates Beach, Indian Beach, Sea Isle
Newer stilted construction in the V-zone, often rented by the week. The house sits closed up in heavy humidity between guests. AC alone can't keep up with that, so a whole-home dehumidifier on its own humidistat goes in on most of these.
Seawall condos
Shared air handler closets and building-spec equipment, with HOA rules on top about the outdoor units. We work inside all of it. A condenser on a high balcony gets the same salt as one on a Sea Isle deck.
Heating and damp air on the island
Heat here mostly means heat pumps, since the gas lines thin out past Broadway, although a handful of the older Strand and East End homes still run gas furnaces. Winters are short, but cold fronts that swing from 75 degrees to freezing work the equipment hard.
A UV light at the indoor coil goes on most island installs, because a damp evaporator grows things. On larger West End lots with room for a loop field, we also install Bosch geothermal systems. Installs lead with Trane and Goodman, and we repair whatever brand is already there.
How island days work
Galveston is about 50 minutes from the County Road 130 shop off-peak, down I-45. Call in the morning and a same-day visit is realistic when a tech is already routed to the island that day; otherwise you're at the top of the next morning's run, ahead of the new calls. We group island calls into the same day where we can. Property managers with several West End rentals can have their maintenance visits grouped the same way.

Island questions
Will my AC need repairs more often here than in Pearland?
In a few places. Capacitors and contactors go sooner, and the outdoor coil corrodes. Compressors and indoor parts fail at about the inland rate. A coastal-rated install cuts down the corrosion repairs a lot.
Can you work on a West End beach house with the unit up on a platform?
Yes, from Pirates Beach to Sea Isle. Roof platforms, raised stands, elevated mechanical rooms. We plan access and the flood elevation first, then the repair.
Do you work on Seawall condos with shared equipment closets?
Yes. We follow the building's rules and the HOA's, set up access with management, and use coastal-spec parts on anything that sees outside air, even several floors up.
Can you service a vacation rental between guests?
Yes. Owners and property managers both call us for one-off repairs and for yearly maintenance. On West End rentals we usually recommend a whole-home dehumidifier too, because a house shut up between bookings gets damp fast.
Is there an island surcharge?
No. The diagnostic is the same $99 as inland ($79 for new customers) and is waived when you approve the repair. No trip fee. A capacitor still runs $180 to $320 here. We just replace more of them.
