Annual Furnace Maintenance in Pearland

A furnace tune-up that actually means something.

Our furnace tune-up takes about 90 minutes. It includes a combustion analysis with a digital meter, and you get a printed report showing gas pressure and temperature rise next to the carbon monoxide reading. A filter change and a sticker on the cabinet does not tell you any of that.

  • 34-point inspection
  • Combustion analysis included
  • CO and gas leak check
  • Clear Advantage priority scheduling

What's included with furnace maintenance

This is the full furnace tune-up. The combustion analysis and safety inspection matter most. A dirty furnace wastes gas. An unsafe one is a bigger problem.

Combustion analysis with a digital analyzer

The analyzer reads carbon monoxide and oxygen in the flue, along with stack temperature. From those it calculates combustion efficiency, and every number goes on your report. You cannot tell a furnace is burning dirty by looking at it.

Heat exchanger inspection

We inspect the heat exchanger by eye and with a camera, looking for cracks and rust. A cracked heat exchanger is a CO hazard, and it usually means replacing the furnace.

Gas pressure and burner check

Manifold gas pressure is measured with a manometer and set to the manufacturer spec. The burners come out, get brushed and go back in. We clean the flame sensor and check the igniter for resistance and cracks.

Temperature rise and airflow

We measure the temperature rise from return air to supply air and compare it with the rating plate. A rise outside the range points to an airflow problem or wrong gas pressure. The blower wheel gets checked for dust.

Safety controls and CO detector check

The high-limit and rollout switches are verified, then the pressure switch and flame sensor. If you have CO detectors, we test them. If you do not, we tell you where to put them.

Filter, drain, and electrical

We change the filter (yours or ours). On a high-efficiency unit we clear the condensate drain. Electrical connections are torque-checked and capacitor microfarads measured, and amp draws are compared with the nameplate. All of it goes on the printed report.

When to schedule your furnace tune-up

Heating season in Pearland is short. Service the furnace in October or early November, before the first cold front. Any of these patterns means book it now.

  • It has been more than 12 months since your last tune-up
  • You smell a faint odor when the heat first comes on (some is normal, persistent is not)
  • Yellow or flickering burner flames (should be steady blue)
  • Furnace short-cycles or runs longer than it used to
  • You have not tested CO detectors in the last year
  • New or growing utility bills in winter
  • The unit is making new noises (rattles, booms on ignition)
  • You bought the home and have no maintenance records

How a visit works

Four steps. No surprises. Same on your first call as your fiftieth.

  1. Schedule the tune-up

Clear Advantage members get priority booking, and the visit is part of the membership. Anyone else can book online or by phone. October through early December is the best window.

  2. About 90 minutes on site

A senior technician works through the 34-point inspection, including combustion analysis with a Bacharach or Testo digital analyzer. The safety items are never skipped.

  3. Printed report on your kitchen counter

The report is several pages. It has every reading, photos of the heat exchanger and the CO numbers, plus anything that needs attention.

  4. Recommendations in writing

If a part is on its way out, you see it in writing. If everything checks out, the report says so. We will not recommend a repair you do not need.

  • $99 Diagnostic visit ($79 for new customers), waived when you approve the repair
  • Free In-home estimates on new systems
  • Same price Nights, weekends, and holidays. No overtime fees.

"In this last interaction, he was even willing to try a configuration change on my furnace blower even though he wasn’t that familiar with the brand I had (he flipped through the manual to make sure he he understood how to make these changes). Excellent customer service!"

Frequently asked

How much does furnace maintenance cost in Pearland?

A standalone furnace tune-up is $99 flat. Clear Advantage is $25 a month or $300 a year and covers two tune-ups a year, one AC and one heating, on every system in the house with no per-unit fee. Members also get 10 percent off repairs and priority scheduling.

Why does combustion analysis matter?

A gas furnace can burn clean or dirty, and a digital combustion analyzer is how you find out which. Burning dirty wastes gas and makes carbon monoxide. Over time it also shortens the life of the heat exchanger.

What is a 34-point furnace inspection?

It is our published checklist of what we measure and verify on every furnace tune-up. Combustion and gas pressure are on it, along with temperature rise, the safety controls and the heat exchanger. The full list prints on your report.

How often should I service my furnace?

Once a year, in the fall. Pearland furnaces work less than ones in colder places, but the CO and gas leak checks still need doing every year, heat exchanger included. Skipping a year makes a no-heat call on the first cold night more likely.

Do you check carbon monoxide?

Yes. The digital analyzer reads CO in the flue, and at the registers if needed. We also test your CO detectors and suggest adding one near the bedrooms if the house does not have it.

What if you find something wrong?

It goes on the report with photos and a plain explanation, and the repair quote is in writing. Repairs are never bundled into the tune-up price. Clear Advantage members get 10 percent off.
