A lot of the mid-summer ceiling leaks we see in Pearland homes start with a clogged AC condensate drain. In cooling season the line carries gallons of water a day, and biofilm grows wherever it sits. Inspect the drain pan
We pull access to the indoor air handler and check the drain pan for standing water, biofilm, and signs of overflow. Standing water in the pan means the line is partially clogged even if it has not backed up yet.
Wet/dry vacuum flush
We attach a wet/dry vacuum to the outdoor condensate stub and pull the line clear in both directions. Most clogs come out in a minute or two. Stubborn ones get repeat flushes and a chemical treatment.
Anti-biofilm tablet
We drop an algaecide/anti-biofilm tablet into the indoor drain pan. The tablet dissolves over weeks and prevents the slime that causes most clogs from re-establishing. Significantly extends the time between cleanings.
Free-flow verification
Pour 16 oz of water into the drain pan and watch it run cleanly out the outdoor stub within 2-3 seconds. If it backs up or pools, the line still has a partial clog and we keep working.
Inspect the trap + slope
Some Pearland homes have drain lines installed at insufficient slope or missing the kick-up trap that prevents air-handler air from blowing back into the pan. We flag both. Either one calls for a permanent reroute.

How much does AC drain line cleaning cost?
Standalone AC drain line cleaning runs $150 to $250 in Pearland. For Clear Advantage members it is part of the spring tune-up. A same-day call for a line that is backing up now is priced like any other repair, $99 diagnostic waived when you approve the work, and nights and weekends cost the same.
How often should I have my AC drain line cleaned?
Once a year for most Pearland homes, twice a year if the system runs nearly year-round (heat pumps) or if the home has had drain backup history. The anti-biofilm tablet we drop lasts several months in the South Houston climate.
Can I clean my AC drain line myself?
You can attempt a wet/dry vacuum flush on the outdoor condensate stub. Run the vac for 60-90 seconds, attempting to pull water and any clog material through. This works on light clogs. Heavy biofilm clogs and clogs deeper in the line need our equipment plus the chemical treatment to fully clear, and the slope/trap inspection to prevent recurrence.
What happens if I never clean my AC drain line?
In Pearland humidity, sooner or later it clogs with biofilm and water backs up into the indoor drain pan. A float switch, if you have one, shuts the AC off. Without one, the pan overflows into the air handler closet and then the ceiling. Drywall and insulation repair costs far more than the $150 to $250 drain cleaning would have.
Is AC drain line cleaning the same as a tune-up?
No. The $99 tune-up is the full 90-minute system inspection, and it includes a basic drain flush and coil rinse as part of the visit. Standalone drain line cleaning ($150 to $250) is a deeper cleaning of the drain itself: we clear the line end to end, treat it against re-clogging, and verify free flow, but it does not include refrigerant verification, electrical inspection, or capacitor testing. If the line is not backed up, the annual tune-up is the better value. Standalone cleaning is for a line that is clogged now or keeps clogging between tune-ups.
My drain pan has a float switch. Do I still need cleaning?
Yes. The float switch protects the ceiling by shutting the AC off when water rises in the pan. It does not clear the clog. After the switch trips, the AC is off and the home is hot until someone clears the line. Cleaning prevents the trip from happening in the first place.
How does drain cleaning fit with the Clear Advantage membership?
