Inspect the drain pan
We pull access to the indoor air handler and check the drain pan for standing water, biofilm, and signs of overflow. Standing water in the pan means the line is partially clogged even if it has not backed up yet.
Wet/dry vacuum flush
We attach a wet/dry vacuum to the outdoor condensate stub and pull the line clear in both directions. Most clogs come out in 60-90 seconds. Stubborn clogs get repeat flushes plus a chemical treatment.
Anti-biofilm tablet
We drop an algaecide/anti-biofilm tablet into the indoor drain pan. The tablet dissolves over weeks and prevents the slime that causes most clogs from re-establishing. Significantly extends the time between cleanings.
Free-flow verification
Pour 16 oz of water into the drain pan and watch it run cleanly out the outdoor stub within 2-3 seconds. If it backs up or pools, the line still has a partial clog and we keep working.
Inspect the trap + slope
Some Pearland homes have drain lines installed at insufficient slope or missing the kick-up trap that prevents air-handler air from blowing back into the pan. We flag both. The fix is a permanent reroute, not a recurring cleaning.

My drain pan has a float switch. Do I still need cleaning?
Yes. The float switch protects the ceiling by shutting the AC off when water rises in the pan. It does not clear the clog. After the switch trips, the AC is off and the home is hot until someone clears the line. Cleaning prevents the trip from happening in the first place.
How does drain cleaning fit with the Clear Advantage membership?
