Pomona, Meridiana, Sedona Lakes and Rodeo Palms have filled in the prairie along Highway 288 over the past fifteen years. The longtime acreage owners off County Road 48 are still here too. From our shop it's a fifteen-minute drive, which makes Manvel one of our closest calls.

The drain line laid too flat
In the newer Manvel subdivisions, the repeat problem is a condensate drain run with too little slope. It saved the builder time on install day. Five years on, the line clogs and water backs up into the pan, or into the ceiling. Caught early, that's a drain clear at $150 to $250. Caught late, it's a drywall job.
When we install a system, the drain goes in at proper slope. On every maintenance visit we check it again. Builder-grade ECM blower motors are the other repeat failure out here, and that part isn't cheap.
Hot bedrooms upstairs
Pomona and Meridiana are mostly 2015 to 2022 builds, and they shipped with heat pumps and single-zone ductwork. The duct design favors short, straight runs to the nearest registers. Bedrooms over the garage and at the back of the second floor get whatever air is left, and the second-floor returns are too small to begin with.
We measure static pressure first. Then we add a return where one is missing and resize the trunks, and sometimes we zone the upstairs apart from the downstairs. Most of these homes don't need a bigger AC. They need ducts that deliver the air the AC already makes.
Manvel homeowners ask
How fast can you get to Manvel for AC repair?
About 15 minutes up Highway 288 to Pomona and Meridiana, and 20 to 25 minutes to the acreage south of town. Same-day is the norm. In summer we take Manvel calls all day because the drive is so short.
How much does AC repair in Manvel typically cost?
The diagnostic is $99, waived when you approve the repair. A capacitor lands between $180 and $320, a contactor between $190 and $280. Leak search and recharge is $350 to $650. When a compressor dies on an older acreage system, we go over replacement numbers before selling you the part.
Do you work on acreage homes with propane and a well?
Yes. Expect long duct runs through hot attics. Where there's no natural gas, heat comes from a propane furnace or a heat pump. We route condensate so it doesn't dump into the septic system, and on well properties we verify the electrical disconnect on circuits shared with the pump.
Who pulls the permit on a replacement?
We do. Depending on the address, that's the City of Manvel or Brazoria County.
Acreage off CR 48 and FM 521
Manvel still has working farms and big-lot homes along the county roads, and they're a different job from the subdivisions. Duct runs are longer. Heat may be propane. Water often comes from a well. Now and then we find an original AC that has run for twenty-five years and only needs a contactor and a recharge to keep going.
Shops and workshops on these lots usually get mini-splits, which we install and service. Rural dust calls for heavier filtration and more frequent coil cleaning than a subdivision house needs. When an acreage system does need replacing, a complete system runs $8,900 to $21,500 depending on tonnage and scope, and it carries 12 months of parts and labor coverage from us. Texas license TACLA32678.
