Filtration near the 225 corridor
A refinery and chemical plant cluster lines the north side of Highway 225. In our experience, indoor coils in the neighborhoods nearby foul with fine particulate faster than coils in most of our inland area. A MERV-8 filter passes that dust through to the coil. MERV-13 stops it at the filter, before it costs you airflow and extra coil cleanings.
MERV-13 upgrades are a regular call for us in 77503, 77504, 77506 and 77507. The one rule is that the media cabinet has to fit the system. We measure static pressure before installing anything, and a cabinet runs $600 to $1,200 installed.
Ducts nobody has opened in fifty years
The ranches in Strawberry Plaza, Park Manor and San Jacinto went up in the 1960s and '70s. Many still have their original ducts, and the supply trunks can carry heavy buildup. We clean with rotary brushes under negative air, and you get before-and-after photos of your own trunks.
Add the dryer vent while we're there and it's discounted. A lint-packed vent is a fire risk and makes the dryer run long. Where the ducts are past cleaning, replacement runs about $7 to $11 per square foot and shows up on the same written sheet.
UV and humidity
Gulf humidity grows mold and biofilm on the indoor coil, which is where the musty smell at startup comes from, and a UV light at the coil treats it. The tighter post-2000 houses along Beltway 8 East and Genoa-Red Bluff are the ones most likely to need a whole-home dehumidifier on mild days, $2,400 to $3,200 and up installed. We measure particle counts, humidity and CO first. Sometimes one piece of equipment is enough, and we'll say so.

Will a MERV-13 filter choke my system?
Not if it is sized right. A dense filter jammed into the old 1-inch slot restricts airflow. We measure static pressure first and install a media cabinet big enough for your system.
Our Park Manor house still has the original ducts. Will cleaning find anything?
Often a lot. Original 1960s and '70s ducts that have never been opened tend to carry heavy buildup on the supply trunks. You will see it in the before photos.
Someone in the house has asthma. What else can we do?
We can quote heavier filtration, including a bypass HEPA unit, with the trade-offs in writing. Particle counts before and after tell you whether it is working.
