Two kinds of Fresno house
In the subdivisions
Sierra Vista, Teal Run and Winfield Lakes are mostly 2010s and 2020s builds. The equipment is fine on move-in day. By year three the calls start: an upstairs that runs hot, humidity that won't drop, a condensate drain that clogs because it was laid with too little fall. We rebalance the air and re-pitch the drain. Now and then the second floor gets its own zone. The AC itself is usually healthy.
Out on the acreage
Off Trammel-Fresno Road and FM 521 there are still working farms and big lots. Duct runs are longer and cross hot, unconditioned attics. Some houses heat with propane. Shops and barns get mini-splits so they can be used in August. These calls turn into full system and ductwork conversations more often than a subdivision call does.
Why a newer Fresno house can feel damp
A lot of builder equipment in Fort Bend new construction was sized to the biggest tonnage that fit the slab, with no Manual J load behind it. An oversized system cools the rooms quickly and shuts off. It never runs long enough to pull water out of the air. So the thermostat reads 74 and the house still feels sticky.
We run the load calculation and measure static pressure before recommending anything. If the unit is too big, the lasting fix is a right-sized system when it's due for replacement. Until then, a whole-home dehumidifier ducted into the existing system ($2,400 to $3,200 and up installed) takes care of the damp.

Do you work on propane furnaces and shop mini-splits?
Both. Propane furnace tune-ups are a fall regular on the acreage side. We also install and service mini-splits for shops and barns.
What does it cost to have someone look at it?
The diagnostic is $99, or $79 if you're new to us, and it's waived when you approve the repair. There's no trip fee to Fresno. Nights and weekends cost the same as a weekday.
