Houses built for the space program
El Lago incorporated in 1961, when the Manned Spacecraft Center was bringing engineers and their families to Clear Lake. Astronaut families settled here too, and Neil Armstrong and Ed White lived next door to each other. A lot of the houses from those first years are still here with their original layouts. Closets are small. Attics are tight. The ducts were sized for the equipment of that era, and in many homes nobody has resized them since.
So on an El Lago replacement we start with the ducts. Push a modern variable-speed air handler through original trunk lines and it gets loud, strains itself and still leaves the far bedrooms warm. Rebalancing or resizing the distribution first can do more for comfort than the new condenser does. You see that plan, and its price, in writing before work starts.
The newer rebuilds scattered through town are a different animal: bigger houses with current systems. We service those like any modern home.
Asbestos gets tested before we touch it
Asbestos was still going into mechanical insulation in the early 1970s, and some original El Lago homes have it around the old air handler or the hot-water lines. When a swap will disturb that material, we have it tested or call in a licensed abatement contractor. Removal is done with containment, as a separate step, before any new equipment goes in.

My house is an original 1960s El Lago build. Will a new system fit in that closet?
Usually, with some planning. These closets and attics were laid out for much smaller equipment, so we measure before we quote and often specify a low-profile air handler. We also look hard at the ductwork, because in El Lago the original ducts hold a new system back more often than the closet does.
Could there be asbestos in my old duct or air handler insulation?
In some original homes, yes. Asbestos was still used in mechanical insulation into the early 1970s. If a job will disturb that insulation, we have it tested first or bring in a licensed abatement contractor, and removal happens with containment as its own step.
Do I need a coastal-rated condenser on Taylor Lake?
Only right on the water. Taylor Lake drains into Clear Lake and on to Galveston Bay, so lakefront lots along Lakeshore Drive see enough salt to justify coated coils. Inland streets do fine with standard equipment and a yearly coil rinse. We go by the address.
What does a repair cost here?
A capacitor is $180 to $320 and a contactor $190 to $280. Clearing a condensate drain runs $150 to $250. The $99 diagnostic ($79 for new customers) is waived when you approve the repair, and there is no trip fee.

Lakefront lots
Taylor Lake empties into Clear Lake just past the NASA Parkway bridge, and Clear Lake opens to Galveston Bay, so houses on the water get some salt. It's gentler here than in Kemah or on the island, thanks to the tree cover and the distance. On lakefront addresses we recommend coated coils when the equipment is replaced. A few streets back, standard equipment with a yearly rinse holds up.
Water is the other lakefront worry. The city's biggest flood risk is bay water pushing back up Clear Lake and Taylor Lake in a hurricane. Ike did it in 2008, and the Landing condos took enough damage that they were torn down. On those lots we check the flood zone before a replacement and set the outdoor unit on a raised pad.
