Lakefront or interior street
Clear Lake is brackish, with an open connection to Galveston Bay. Outdoor coils here don't take the salt that a Gulf-front unit does, but they do corrode over the years, and how fast depends on where the house sits.
Facing open water
Units on lots that face the water show noticeably more coil corrosion than the same age of equipment a few streets in. We spec coastal coatings on these, which adds a modest cost. Once a coil is past cleaning, we replace it with a coastal-rated condenser.
Protected interior streets
Standard equipment does fine. Calls here look like any older neighborhood: capacitors first, then blower motors on aging air handlers, refrigerant leaks at weathered fittings, and drains that clog because of awkward routing.
Peninsula questions
There's no good spot on my lot for a full-size condenser. What are my options?
A smaller condenser, or a mini-split. On a tight Clear Lake Shores lot the mini-split is often the cleanest answer, and we've put them on plenty of homes here, for additions and whole houses both.
Does the HOA or the city have a say in where the outdoor unit goes?
They can. Check your HOA's rules and any city requirements for your lot. We confirm placement with you before install, and if an architectural committee needs to sign off, we provide the equipment specs and a placement drawing.
My lot backs onto the water. Does that change the install?
Two ways. Lakefront outdoor units see more corrosion, so we spec coated coils. And the lake connects to the bay, which puts many lakefront lots in a flood zone, so pad height gets checked before a new condenser goes in.
Who handles the permit here?
The City of Clear Lake Shores issues its own mechanical permits. We pull them.
If I call after lunch, will someone come today?
Morning calls usually get a same-day visit. Afternoon calls often land the next morning. We come in on Highway 146, about 35 to 40 minutes from our Pearland shop off-peak.
Narrow streets, planned install days
Promoters laid out these lots in the 1920s, and the city incorporated in 1962. It counted about 1,250 people at the 2020 census. The streets are narrow, and that limits what trucks can get in and when. Service calls go out in our regular vans at any hour. For a full-system install that needs the bigger trucks, we book an off-peak slot ahead of time.
A lot of Clear Lake Shores homes heat with heat pumps, and the short winter suits them. Humidity is the year-round problem. UV lamps and MERV-13 filtration keep the indoor coil from growing things, and a whole-home dehumidifier settles waterfront houses where the AC short-cycles in sticky air. Houses still on pre-1990 ductwork are good candidates for a duct cleaning.
