Where the air handler ends up
Living space in most Bayou Vista homes is upstairs, over a first-floor garage. The air handler might hang in the garage ceiling or sit in a second-floor utility closet. In a lot of the original houses it hides in a knee-wall closet behind a sloped ceiling, with barely enough room to get a hand on the filter.
Picking a replacement here is partly a question of what fits through the door. We measure the access path on the diagnostic visit so the quote still holds on install day. Drain lines in these raised layouts take long, awkward routes, and they clog more often than they would in a one-story house on a slab.

Salt on all sides
Homes here were already selling in the early 1960s, set along dredged canals that open to Galveston Bay near Highland Bayou and Jones Bay. Water surrounds these lots, so salty air hangs on the outdoor unit longer. Plain galvanized condensers on the canals give out far sooner than inland ones. We install the same coastal-rated equipment we use on Galveston's West End and Tiki Island, mounted with stainless hardware. The coated coil costs a bit more.
A typical repair call here starts with a corroded outdoor coil, often alongside a salt-pitted contactor and a leak at a line-set fitting. Capacitors go faster than they do inland. Indoor coils age early when salt finds its way in along the suction line, so we seal that penetration on every install, and it's the first place we look when a coil seems older than its years.
Heat is electric in most of Bayou Vista. Older homes tend to run heat strips in the air handler, while newer ones have heat pumps. On a replacement we usually recommend a heat pump, since our winters seldom call on the backup strips.
Canal-front questions
My air handler is in a knee-wall closet behind a sloped ceiling. Can it even be replaced?
It can. The new unit has to be one that fits through that opening, so we measure the access path on the first visit and quote from those measurements.
The canal came up in a storm and reached my outdoor unit. Can I switch it back on?
Leave the breaker off until someone inspects it. Saltwater on compressor wiring can fail without warning months later. We'll come look before anything restarts.
Does the HOA get a say in where my condenser sits?
It can, so check your HOA's rules for your lot. We confirm placement with you before install and give the architectural committee whatever specs it asks for.
How soon can somebody get down here?
Morning calls usually get a same-day visit. Afternoon calls sometimes wait for the next morning's run down I-45. Bayou Vista is about 45 minutes from our Pearland shop, and we pair it with Hitchcock and La Marque stops.
