What salt does to a condenser
Plain galvanized outdoor units on bay-side Bacliff lots rust through years ahead of the same model inland, and the coil fins go before the cabinet does. We've watched it happen on these streets for decades. Near the water we install factory-coated coils with stainless mounting hardware and corrosion-resistant pad straps. The coating adds a modest cost to the job.
On a repair call, salt usually shows up as a corroded outdoor coil or a pitted contactor that won't pull in cleanly at start-up. Capacitors fail more often than they do in Pearland. Refrigerant leaks start at weathered line-set fittings. Indoor coils can corrode early too, when salty air slips into the cabinet around the suction line, so sealing that opening is part of every install we do here.
Three generations of Bacliff houses
Bacliff started out as a summer weekend resort, and it went by Clifton-by-the-Sea until the late 1940s or early 1950s. Old Bacliff's cottages began as fishing cabins with no central air at all. Most picked up window units, then a central system squeezed in through chases added after the fact, inside walls with little insulation. For a lot of them a properly sized mini-split is the cleaner fix.
Out in Bacliff Town Center and along FM 646, the 1960s and 70s ranches are brick on slab. Trunk lines run small, the central return is undersized, and the attic air handler bakes every summer. A bigger AC won't cure that. Opening up the returns will, and then any new equipment gets matched to the corrected ducts.
The National Hurricane Center puts Ike's 2008 surge on this side of the bay at 10 to 15 feet. Houses rebuilt along the water since then sit higher and have current wiring and ductwork. Their trouble is salt again. Even coastal-spec equipment wears faster this close to the bay, and a yearly rinse with the tune-up slows it down.

Galveston County. Bacliff is unincorporated, so county rules apply everywhere here, including the bay-side acreage out toward San Leon. We file the permit for you.
Is it worth putting central air in an old fishing-camp cottage?
Sometimes. More often we suggest a mini-split sized to the rooms. Walls in these houses weren't framed for ducts, and one outdoor unit is easier to keep ahead of the salt.
Do I really need the coastal package on a new condenser?
On the bay side we treat it as the default. We've replaced too many rusted-out five-year-old condensers on these streets to install bare equipment. Farther back from the water, we'll price it both ways and you choose.
If I call after lunch, can you still come today?
Morning calls usually get a same-day visit. Afternoon calls sometimes move to the next morning because Bacliff shares a route with San Leon, Kemah and Seabrook, about 40 minutes from our shop in Pearland.
